So What’s Next for Innovation Station?
The collaborative vision behind Innovation Station is appealing to more than just Amazon. In fact, the 338-acre greenfield site has already been pitched to other high-profile prospects.
Located 25 miles west of downtown Washington, D.C., it connects directly to the Silver Line Metro, just one stop away from Dulles International Airport. Positioned directly across from the airport’s entrance at the intersection of the Dulles Toll Road and Route 28, the site enjoys exceptional visibility from ground and air.
Innovation Station is located in one of Northern Virginia’s few Federal Opportunity Zones, providing investors the ability to defer and reduce capital gains tax by investing in these designated communities. Developers interested in Innovation Station can also take advantage of an upfront funding source to kick-start their qualified projects.
The expansive site is already entitled for 8.4 million square feet of non-residential development, including a minimum of 3.5 million square feet of Class-A office space and extensive retail. It is also entitled for more than 4,200 residential units, encouraging employees to work and play close to home.
You can enjoy the best of all worlds without leaving the property. Right outside of your office doors is a vast expanse of undulating topography including virgin forest, a lush natural swale, dramatic boulder outcroppings, and a serene stream valley. The 55-acre quarry, which is ready for conversion into a 280-foot deep quarry lake and a 10-acre park, will offer gorgeous views, recreation and the potential for sublime escape.
A significant amount of analysis and entitlement work has already been accomplished in preparation for the urban-style density envisioned for Innovation Station. This includes zoning map amendments, environmental impact reports, wetlands delineations, tree preservation studies, and archaeological reviews. There are also environmental permits already in place.
