A transformational mixed-use development in Loudoun County is one step closer to reality.
On Tuesday, July 18 the Loudoun County Board of Supervisors unanimously approved a proposal to create a Community Development Authority (CDA) for Rivana at Innovation Station. The CDA is an independent authority that helps finance public infrastructure with money that is generated by the Rivana development through a special assessment district.
“By creating a CDA district at Rivana, Loudoun is opening doors for incredible destination retail and high-quality office opportunities, bringing the Board of Supervisor’s vision of mixed-use development to reality while maximizing investment around Metro,” said Buddy Rizer, Executive Director of Loudoun Economic Development. “We are excited to welcome a highly walkable, metro and airport adjacent development that will set a new bar for what is #LoudounPossible.”
Rivana at Innovation Station promises to be a development unlike any other in the region. Located at the confluence of Route 28 and the Dulles Toll Road in Loudoun, Virginia, Rivana is delivering a destination retail village, over two million square feet of Class-A office space, and nearly 2,000 multifamily housing units. Expansive public green space and walking trails will connect the entire urban center highlighting the site’s natural features.
“Unlike many large-scale mixed-use developments on the East Coast, Rivana is more than square feet and total units, it’s a chance to deliver an engaging, human-scale retail environment activating highly evolved residential and office buildings,” stated Stan Nix of Timberline Real Estate Partners, the developer of the project. “We envision a cultural epicenter within the Rivana Village, reminiscent of Loudoun’s towns and villages, nested in a dense urban setting.”
Rivana is inspired by a dramatic vision for bucolic urbanism that weaves sustainable mixed-use architecture with expansive public green space. This type of development is the first of its kind in the region and emphasizes consideration for not only those who will live, work, and recreate within Rivana, but also for Loudoun County residents at large. The development was designed for highly productive work, holistic wellness, and rich cultural engagement and will allow generations of Loudoun County businesses, residents, students, and visitors to take advantage of world-class environments in which to live, work, learn, and play for decades to come.
