
Loudoun County’s Economic Development Strategic Plan emphasizes the accessibility, connectivity, and delivery of infrastructure, and the strengthening and protection of our key business and gateway corridors. These goals come to life with DED’s targeted efforts to develop both industry clusters and business corridors within the county.
With Washington, D.C. within an hour’s drive, Washington Dulles International Airport within the county, and companies like AOL, Howard Hughes Medical Institute, Orbital, and Verizon Business already established here, Loudoun is a natural choice for businesses focused on aerospace, aviation, technology, and life sciences arenas.
Business classification also affects where a company would best fit within Loudoun’s six distinct office and industrial corridors. These are:
- Route 7—The Route 7 Corridor, known as “The Learning Corridor,” is planned as Loudoun’s office and research location, with the Howard Hughes Medical Institute Janelia Farm Research Campus, the future home of the One Loudoun World Trade Center, and all of Loudoun’s universities and colleges located along this east-west route.
- Route 28—The Route 28 Corridor is Loudoun’s major north-south corridor accessing Washington Dulles International Airport and is developing into an area focused on office, business, and destination retail uses. The Route 28 Corridor includes the Rt. 28 Transportation Improvement District, a public-private partnership created under the Virginia's Public-Private Transportation Act. The District’s landowners along Route 28 agreed in 1998 to pay for improvements to the corridor through a special taxation program, which has succeeded in completing vital improvements needed in the area home to Dulles Airport, AOL, and the Smithsonian’s National Air and Space Museum.
- Route 625— is Loudoun’s most dynamic and technically connected corridor and is planned for a mix of office and business uses. The corridor consists of 1,412 zoned office and industrial acres.
- Route 606— The Route 606 Corridor is Loudoun’s planned industrial area. The corridor consists of approximately 3,649 zoned office and industrial acres, and provides the necessary support services and buffer for Dulles Airport.
- The Greenway (Route 267)— The Greenway Corridor is Loudoun’s high density and high end office area. The corridor consists of 1,282 zoned for office and industrial uses.
- Route 50— The Route 50 Corridor is planned for industrial and business uses. The Route 50 Corridor is Loudoun’s most underdeveloped area due to the lack of water and sewer, but plans for a mixed use business district which will be included in the revised Loudoun County Zoning Ordinance have been developed. The district would also implement some of the policies included in the recently adopted Arcola Area/Route 50 Comprehensive Plan Amendment.
