With Washington, D.C. in close proximity and access to Washington Dulles International Airport in the county, a diverse range of companies have chosen Loudoun as their business location. Understanding a business' desire to locate near other similar companies as well as their customer base, the Board of Supervisors supports a cluster-based economic development approach. The Board is focused on further growth of our aerospace, Information and Communications technology, and federal government industry clusters, as well as reaching out to international companies within those clusters.

Due to county's suburban commercial zoning and land use plans, as well as the location of key companies, you will find that clusters have formed along Loudoun's major commercial corridors.Loudoun County Commercial Corridors

  • Route 7—The Route 7 Corridor, known as “The Learning Corridor,” is planned as Loudoun’s office and research location and includes the Howard Hughes Medical Institute Janelia Farm Research Campus, George Washington University Virginia Campus, and the future home of the One Loudoun World Trade Center.

     
  • Route 28—The Route 28 Corridor is Loudoun’s major north-south corridor accessing Washington Dulles International Airport and is developing into an area focused on office, business, and destination retail uses. 

     
  • Route 625— is Loudoun’s most dynamic and technically connected corridor and is planned for a mix of office and business uses. The corridor consists of 1,412 zoned office and industrial acres.

     
  • Route 606— The Route 606 Corridor is Loudoun’s planned industrial area. The corridor consists of approximately 3,649 zoned office and industrial acres, and provides the necessary support services and buffer for Dulles Airport.

     
  • The Greenway (Route 267)— The Greenway Corridor is Loudoun’s high density and high end office area. The corridor consists of 1,282 zoned for office and industrial uses. 

     
  • Route 50— The Route 50 Corridor is planned for industrial and business uses.
